1/2 Garage Conversion

Do I Need Permission - Ask An Expert I have a detached double length garage. I would like to convert the back half to a home office, the front half would should still be used as a car garage.

Will I need planning permission?

    Hello Paul.

    It is unlikely you will require planning permission unless you live in a listed building or conservation area.

    You can carry out works with out building warrant for the following.

    A detached single- storey building ancillary to and within the curtilage of a house with the exception of.

    A building exceeding 8 square metres in area.

    A building within 1m of the house unless it is at least 1m from any boundary.

    A building containing sleeping accommodation.

    A building containing a flue, a fixed combustion appliance installation or sanitary facility.

    Thanks. 8 square metres in area isn’t large.

    Having looked it up, I think 30 square meters for a detached garage is the limit for an exemption?

    Yes that’s correct it’s 30 metres square for a garage without the need for a building warrant but if you are converting the garage into an office then it’s not classed as a garage therefore the 8 metres squared would apply.
