Access hatch in garage/utility room ceiling

Do I Need Permission - Ask An Expert We have a detached 2 storey house with an internal garage and a utility room immediately behind. The house has a large sloping roof which means that there is a triangular void above the garage and utility room. There is no insulation above the garage ceiling and I’d like to put some in and leave access as I’d like to run alarm or network cabling through there at a later date. What permissions would I need to fit a loft hatch in either the garage or utility room ceiling?

    HI Iain.

    It is highly likely that that the ceiling of the garage is being use as fire separation to reduce the speed a fire would spread should one start in the garage.

    You wouldn’t necessarily need permission to fit a hatch into this ceiling but I would strongly recommend that you install a fire rated hatch that has a least a 1/2hr rating. This should be fitted in strict accordance with manufacturers instructions.

      yes it will be. it’s red plasterboard with presumably intumescent sealer all over the place and we were told not to paint it. That said I put a fibre optic camera up the hole cut for the light fitting and there were pinholes of light all over the place. I was looking at something like https://www.accesspanels.co.uk/loft-hatches/loft-access-hatch with the fire rating but wasn’t sure if it was allowed or if the council had to sign off on the install.

      Yes it is a fire separation (red plasterboard and intumescent sealer all over the place). I was thinking of somehting like https://www.accesspanels.co.uk/loft-access-hatch with the fire rating option but wasn’t sure if a) it would be allowed b)I’d need to get a building warrant etc.or could just crack on and do it.

    Yes the fire rated version of this is what you would need.

    Building warrant wouldn’t be required as long as you are installing in accordance with the building regulations and installers instructions.

    To be installed in accordance with building regulations any opening you form in a fire separating ceiling or wall should have the same fire rating as the wall or ceiling it is fitted into.
