Access Road To Woodland Croft

Do I Need Permission - Ask An Expert I have recently got a lease for a newly created woodland croft. I need an access road for entry to the croft, to erect shed, polytunnel, plant trees, erect fence, etc. What planning permission do I need, and how much will it cost?. The land is right beside a single track road, approx 80m sightline each way. Cheers, Alex.

    Hello Alex.

    Is the land currently used as a croft?

    If not you would need to get change of use planning permission. As part of your application you would include the proposed access arrangements which as part of a planning application would be assessed by the council’s roads and highways department.

    If it is currently a croft that has planning permission and you are looking for new access road that is accessed off an existing track you will need to know who owns the track to get permission off, this wouldn’t require planning permission if it was an unadopted road. If the track has been adopted by the council you would need permission from the council’s roads and highways department.

    It is likely if planning permission is in place for this use that an application for change of use would of included access arrangements.

    Also note that if the land has this use and is in a conservation area you will need permission to put in sheds, fences etc…

    How wonderful to hear that Woodland Crofts are actually being formed. Myself & my husband are very interested in acquiring a Woodland Croft. I wondered if you would be mind sharing how you managed to acquire a croft?
    What is the process? And where is the best place to find them?
    Did the whole process take long?
