Addition of toilet and shower facilities extend out from steps

Do I Need Permission - Ask An Expert Hi

I’m currently looking to enclose the step area at the front of the property or extend as far as the wall to the left of my property to where the steps end on the right. I want to add in a downstairs toilet, shower and sink if possible. Extending as far as the dividing wall should allow me to do this putting the new front door to the right of the extension facing sideways.

Others have closed off the steps in identical properties in the street and others have extended out from the steps to the dividing wall to create a larger entrance. I don’t think that they have added additional facilities but believe this would benefit my growing family.

Please could you advised what permissions I would need and a rough idea of what it will cost to ensure I don’t get ripped off.

    Hi Louise.

    Two parts to this,

    Planning permission, as long as you meet the following you wouldn’t require planning permission. If you are wanting to add a WC/shower the size allowed for permitted development (not requiring planning permission) will likely be too small.

    •The footprint of the porch does NOT exceed 3 square metres. (e.g. 1.5 metres by 2 metres)
    •Is NOT within 2 metres of the property boundary or road.
    •The porch does NOT exceed 3 metres in height.
    •Is NOT within a conservation area.
    •Is NOT a listed building.
    •Is NOT part of a flat, apartment, or tenement.

    Building warrant you can build a porch up to 8 square meters without a building warrant however as soon as you add sanitary facilities (e.g. toilet, shower) you need a building warrant.
