Building warrant for micro home

Do I Need Permission - Ask An Expert Does anyone have knowledge on the feasibility of securing a building warrant for a micro home such as this one –

    Afternoon Andrew,

    These look really smart!!

    The acceptability (in terms of Building Regs) all depends on what you are looking for – as a home office/extension/ancillary accommodation to a residential property it would work well.

    However, if you are looking at it for a new build house, from first glance it would appear this would be very difficult to achieve approval through the Scottish Building Standards system. My initial thoughts/concerns at this stage are that:
    1. The staircase will not comply
    2. WC, whb and shower will not comply with accessible activity space requirements.
    3. Accessible spaces in kitchen not provided.
    4. 2 door Separation between WC & Kitchen not provided
    5. Accessible sleeping area is too small.
    6. External walls look thin and would not comply with SAP/U-value requirements.

    It might be worth giving them a call to enquire if they have got any approved in Scotland, in compliance with the current Building Regulations, before progressing to far with this model. (the Scottish and English Building Regs are now quite different).
