  • Is at least 1 metre from your house.
  • Is closer than 1 metre to your house but at least 1 metre from your boundary.
  • Does NOT contain a bedroom.
  • Does NOT contain any solid fuel, oil or gas appliances.
  • Does NOT contain any sanitary accommodation.

Although a building warrant may not be required the building should be designed to meet the current building regulations.   • Existing plans and elevations.
  • Proposed plans and elevations.
  • Proposed sections.

How long does building warrant approval take?

Building warrants are normally decided within 4-6 weeks. This depends greatly on the quality of drawings that are submitted and can take longer for more complex projects. Always use a professional.

How long does building warrant approval last?

Building warrants are valid for 3 years.

Extensions may be granted where the works have been started however be aware if your time period has lapsed and works are not completed you may be asked for improvements to your original building warrant approval.

Do I need building control for a garden room?

Building regulation approval for a garden room would not be required if the following criteria is met,

  • The floor area is less than 15 square metres and contains no sleeping accommodation.
  • The floor area of the garden room is between 15 square metres and 30 square metres, contains no sleeping accommodation and is either 1 metre from any boundary or constructed non-combustible materials.

It is an offence to carry out works without the correct permits or notices in places. In extreme cases you may be asked to removed or the local authority may remove any alteration that does not comply with building regulations.
