Building warrant or planning permission for porch and patio door

Do I Need Permission - Ask An Expert We would like to change a down stairs window into patio doors and also add a downstairs front porch with wetroom. What legal requirements should I need to commence? And what is cost for this. Council is South Lanarkshire.

    Hello Tracey.

    Thanks for your question.

    You can build a porch without planning permission or building warrant as long as it meets certain criteria however as you plan to include a wet room this would mean a building warrant is required regardless of size.

    You may require planning permission if the below criteria is not met.

    •The footprint of the porch does NOT exceed 3 metres sq.
    •Is NOT within 2 metres of the property boundary or road.
    •The porch does NOT exceed 3 metres in height.
    •Is NOT within a conservation area.
    •Is NOT a listed building.
    •Is NOT part of a flat, apartment, or tenement.

    The window to door change is unlikely to require planning permission unless you live in a conservation area or listed building this will however require a building warrant application.

    The cost for drawings etc… will vary depending on who you use for this.
