Do I Need Permission - Ask An Expert Is permission required to change flat roof on detached bungalow to pitched roof?

    Its hard to tell without knowing your particular project.

    Is this a full house roof renewal or just an area of flat roof over an existing extension?

    If it was a full house renewal I would recommend speaking to your local planning department. If you are just renewing over an existing extension as long as it meets the criteria for extension permitted development you would not require planning permission.

    •Is single storey.
    •Any part of the extension is NOT forward of the front elevation (elevation facing road) or side elevation that faces a road.
    •Does NOT exceed 4 metres in depth when closer than 1 metre to the boundary (for a detached house).
    •Does NOT exceed 3 metres in depth when closer than 1 metre to the boundary (semi detached or terrace house).
    •Does NOT exceed 4 metres in height. (overall)
    •Does NOT exceed 3 metres in height to eaves level.
    •The area formed by the footprint of the extension is NOT more than twice the area of the original ground floor.
    •Does NOT exceed 50% of the entire properties outside space.
    •Is NOT a flat, apartment or tenement.
    •Is NOT within a conservation area.
    •Is NOT a listed building.

    You will require a building warrant as you are changing an element of structure.
