Do I Need Permission - Ask An Expert Hi, I bought a new build flat almost a year ago and I want to change the existing front door of the flat (veneered oak, fire rated) with a composite fire door. The flat is on a floor. Can you please let me know if I need planning permission for that?

    Hello Pinelopi.

    You may not require planning permission for this change as long as you are not in a listed building or conservation area however you will probably find when you bought the property you would of received a “deed of conditions” and within that it is likely there will be restrictions on changing items like this without the permission of the factor or communal area management company.

    You can also sometimes find that the original developer/builder has to give you permission this would be stated in your deed of conditions.

    You may also require a building warrant for this to ensure the new door meets the requirements.
