I have an old single garage at the side of my house which starts in line with the rear of the building. My plan is to demolish this garage and rebuild a much bigger garage which will act as a garage/snooker room. However the new build would be 7m long meeting the end of the garden (fields at the rear) and 5m wide. No issue with height as it would meet requirements and there would still be much more than 50% of the garden left. Because of the size would I a) need planning permission and b) a building warrant. Hoping neither since I am replacing an existing garage albeit with a much bigger one? Thank you.
