Garage To Garden Room

Hi,

I live in Edinburgh and was wondering if I would require planning permission to re-roof my detached garage and change the front garage door to a large window to use this as a room which we can store things and have a pool table – as this is detached from the house, we would not sell the house and have this as an addittional room (living space).

    If I am right you want to turn a detached garage into a separate garden room/living room/games room?

    Planning this is probably most like a garden room therefore for it to be classed as permitted development (no planning permission required) it would have to meet the following criteria.

    · Not used as a bedroom.

    · Located to the rear of your property (back garden)

    · Does not exceed 4 metres in height and 3 metres to the eaves.

    · Any part of the building within 1 metre of the boundary does not exceed 2.5 metres in height.

    · Is not in a conservation area.

    · Is not part of a listed building.

    Building warrant would not be required if,

    NOT more than 8 metres sq.
    Is at least 1 metre from your house.
    Is closer than 1 metre to your house but at least 1 metre from your boundary.
    Does NOT contain a bedroom.
    Does NOT contain any solid fuel, oil or gas appliances.
    Does NOT contain any sanitary accommodation.
