    Morning Morag and thanks for the question.

    If you need planning approval depends on if you are creating a ‘separate planning unit’ i.e. will the works proposed involve forming an entirely separate property will no physical connection to the house and if it will require any physical building works.

    If the part to be rented out for holiday home/long term let, was separate, the Local Authority would consider this to be development and would therefore require planning approval.

    Again if the proposal required you to actually build/alter part of your existing house this might in itself also require planning approval.

    You would also likely need Building Warrant approval if you are forming an additional kitchen & bathroom area for the new area.
