Patio Doors

In 2005, we had a window removed from our kitchen and replaced with patio doors, same width and height but obviously we cut down to ground level. Was, is either planning permission or a building warrant required retrospectively?

    A building warrant was required for this work but not planning consent unless you are in a conservation area or the property is a flat.

    You can apply retrospectively for this so there will not be any issues if you should sell the property.

    Hi Chris, similar situation we have had a window changed to a patio door, the work was done by a friend who works with a window fitting company as a “job on the side”, our mortgage term has now ended and we are taking up a new offer with another lender and part of their questionnaire they have asked us to provide certificates issued by Fensa or Local building authority Control for ‘any replacement windows, roof lights, roof windows, or glazed doors’ – could you advise if we need the certificate as it is not technically a replacement? Thanks
