Planning permission for a home business?

Do I Need Permission - Ask An Expert Hello, a neighbour is operating a Class 2 business from home (beauty treatment, etc.) with a separate entrance dedicated to clients to enter a treatment area that is also isolated from the house. Would this have required “change of use” permission? If so, is this type of application and approval available to view?

    There is no ‘yes or no’ answer to this question, it is a matter of ‘factor and degree’ which the Council (as Planning Authority) will make. In essence, it depends on frequency of visitors, number of vehicular movements (i.e. cars coming and going), hours of operation, number of employees (if any) how much of the house/property is given over to the enterprise and is the primary use of the property still residential.

    Additionally, the Scottish Government strongly promotes the growth of small business and the Council accepts a degree of home working, as such, if she is just operating the business by herself it is likely no change of use has occurred and therefore no permission will be required.

    However, if she has a number of others working from the property and multiple visitors (say per hour) and more than one room/area is given over to the business, the Council might deem a change of use has occurred.
