Planning permission for change of use

Do I Need Permission - Ask An Expert I am about to let office premises which are currently classed as Business CLASS 4 and want to use the space as a dance & fitness studio which would be a CLASS 11 Assemble and Leisure. Do I need planning permission for this?

    Hello Claire. Yes you do need planning permission. The change from Class 4 (Business) to Class 11 (Assembly and Leisure) is a material change of use. The main issue (in my experience) will be parking provision. Class 11 uses normally need more spaces that Class 4 uses. The application fee for a change of use will be £382 and there may be a requirement for an advertisement fee (usually about £150). It might be worth discussing the proposal with the Council before you apply for permission. I hope this helps? Regards. Mike Hyde
