Rebuild

I have just bought a cottage which has an old timber sun room in a state of disrepair to the front of the house I would like to knock this down and rebuild a bedroom in its place. Do I need building warrant or planning permission?

    Assuming that the original sun room received approval, if you intend to build the bedroom extension to the exact same heights, position, sizes etc as the existing sun room, then it is possible that Planning Approval is not required. If you intend to deviate from the existing dimensions at all, then it is likely that approval will be required. Because the development is to the front of the house, it is unlikely to be considered permitted development i.e. development not requiring approval. In any case, it is prudent to obtain formal confirmation from the Local Authority.

    If the property lies within a conservation area or is listed, then approval is necessary.

    In any case, Building Warrant Approval would certainly be required.
