Retrospective Planning Permission and BW
I am interested in buying a property that has a timber outbuilding that was erected in 2015. It sits on the footprint of an old garage that had been there since the 1960s. It is up against the boundary with the neighbouring property (no 1m clearance). It is below 4m – eaves below 3m. It is used as an office and sunroom – dimensions are – sunroom 13′ x 8’3″ and office 16’8″ x 9’4″. it has a multi stove. Owner said they checked with Local Authority and were told no Planning Permission or Building Warrant required. I am not comfortable and fear that if we buy, we will have to apply retrospectively and risk it being refused and having to take it down. Can you advise please?
