Do I Need Permission - Ask An Expert Hello there,

I live in a Semi detached bungalow with an attic conversion. I am looking to install a new extension out into my garden (rear facing, not near a road). The extension will be about 10m2 and open into the garden, it will not take up more than 20% of usable garden space and would be joined on to my neighbours existing extension (Flat roof). Where I was looking to do a semi circular pitched roof and a single step or decking step down to the grass.

Already existing in that area is a patio and set of french UPVC doors. Can someone tell me if I need planning permission, building warrant or Architects drawings etc? I don’t know where to start really!

  1. Hi Chris.

    You can build an extension without the need to apply for planning Permission as long as you meet the following criteria.

    Is single storey.
    Any part of the extension is NOT forward of the front elevation (elevation facing road) or side elevation that faces a road.
    Does NOT exceed 4 metres in depth when closer than 1 metre to the boundary (for a detached house).
    Does NOT exceed 3 metres in depth when closer than 1 metre to the boundary (semi detached or terrace house).
    Does NOT exceed 4 metres in height. (overall)
    Does NOT exceed 3 metres in height to eaves level.
    The area formed by the footprint of the extension is NOT more than twice the area of the original ground floor.
    Does NOT exceed 50% of the entire properties outside space.
    Is NOT a flat, apartment or tenement.
    Is NOT within a conservation area.
    Is NOT a listed building.

    Although planning Permission may not be required you can apply for a certificate of lawfulness which will confirm planning Permission was not required.

    You would require a building warrant for an extension. You can build some small conservatories and porches without building warrant but you projects sounds like it will be over these sizes.
